Beating the Bidding War

The Spring Market is prime time for home sales, driven by a perfect storm of timing. Families want to move before the new school year, gardens are finally starting to bloom, and after a long winter, everyone is suddenly ready for a fresh start.


Because so many buyers enter the market at once, competition isn't just about who has the most money. It’s about who has the best strategy. If you find a home that looks like a dream but feels like it’s priced for a bidding war, don't panic. You have levers to pull that don't involve just adding zeros to your offer.



Three Strategies to Win Without Overpaying

When a seller receives five offers, they aren't just looking at the "Price" line. They are looking for the offer that is most likely to actually make it to the closing table intact. Here is just a few of the ways I suggest we can employ to make yours stand out:

  • Appraisal Gap Coverage: In a hot market, you might offer $450k for a house the bank says is worth $440k. That $10k gap becomes a liability for the seller who doesn’t want to have to renegotiate what your lender won’t finance. By offering to cover a specific "gap" in cash upfront, you give the seller peace of mind that the deal won't collapse or decrease in value halfway through.

  • The "Major Items Only" Inspection: Sellers fear the "inspection haircut" when a buyer demands $2,000 off for a loose doorknob. We can craft an offer that says, "I'm doing an inspection for safety, but I won't ask for repairs unless there’s a major issue." It makes your offer look "clean" while still protecting your investment.

  • Be the First Through the Door: Don’t wait for the Saturday Open House. By then, the seller may already have three offers in hand. Part of my job is getting you into off-market listings or newly posted homes early so we can tamp down competition and lock in an accepted offer before the weekend rush.
