1. Define Your "Why" Before you step into a single property, we’ll get clear on your motivation and pick 3–5 priorities to laser-focus on. Whether you’re seeking more space or a total lifestyle shift, coming back to your "why" will keep you grounded when the search isn’t feeling fruitful or fun.

2. Plan Your Transition Almost every buyer has a "gap" to bridge, whether it’s a lease ending or a current home selling. We’ll talk through your timeline, bridge options, and closing strategies early. Knowing the logistical "Plan B" eliminates the mid-search panic.


3. Move Past the Apps The best deals aren't often found on Zillow.I’ll keep you updated on off-market "pocket" listings, giving you an inside track with less competition and less pressure. Having access to homes before they hit the public sites gives us the upper hand in a fast-moving market.


4. Know Your "Walk-Away" Number In a competitive market, multiple offers are the norm. We’ll establish your financial ceiling before you’re in the heat of a bidding war. Staying disciplined ensures you’ll be happy with the home AND the monthly payment long after the move is over.


5. Trust the "Vibe Check" A house can check every box on your list and still not feel like home. If the energy is off or the neighborhood doesn't sit right, don’t ignore it. We’ll investigate that feeling together to see if we can put a finger on it; that insight helps me refine our search even further. 


6. Focus on the Big Picture Inspections, paperwork, and moving trucks are just a means to an end. Whenever the process feels overwhelming, I’ll be there to help you zoom out. The stress is temporary; once you are settled into that perfect new home, the hurdles will quickly fade into the background.
