Negotiating Your Way to a Lower Interest Rate

Thanks to persistent inflation and ballooning federal debt, interest rates recently climbed above 7%, marking a new peak for the year. While higher rates have cooled off competition in a once-frenzied market, they’ve also stretched affordability for prospective buyers.

Fortunately, there’s a strategy that can reduce your monthly payments and make homeownership far more accessible: the 2-1 buydown. Better yet, in today's softer market, savvy buyers are convincing sellers to foot the bill.

What is a 2-1 buydown?

A 2-1 buydown is a temporary financing option that lowers your mortgage interest rate for the first two years of your loan:

  • Year 1: Your interest rate is reduced by 2% below the note rate.

  • Year 2: Your interest rate is reduced by 1% below the note rate.

  • Year 3 & beyond: Your rate returns to the full original rate for the remainder of the mortgage term.

Who pays for a 2-1 buydown?

While a buyer coordinates this option through their lender, who actually pays for the buydown is open for negotiation. When buyers hold leverage - as seen in the current fall market - you can ask the seller to pay for the buydown as a concession to close the deal.

How does this boost your buying power?

  1. Lower initial payments: Reduced monthly costs make easing into homeownership significantly more manageable during your first two years.

  2. Less competition, better prices: Cooling market competition allows you to negotiate a better purchase price or better terms on a home that might have otherwise been out of reach.

  3. Refinancing potential: If interest rates drop during those first two years, you can refinance into a permanently lower rate.

If current interest rates are putting your home search on pause, a 2-1 buydown might be the key to moving forward with confidence.
